We worked closely with local trades and communities, whilst offering the training programs, safety procedures and quality accreditations of a large company. An organisation that never stopped innovating to achieve its bold vision: To be Australia’s best housing maintenance company. Everyday. Now Australia’s largest privately owned maintenance company, we work with Public Housing and Community Housing organisations across the country. On a typical day, we work with 3,000 skilled subcontractors to complete 1,000 orders. We’ve now conducted 75,000 property inspections. Developed rich data and adaptive systems to help clients manage their assets. Setup community initiatives and tenant employment programs. Starred in major awards, including Telstra’s Safety Award and Australian Construction Magazine’s Platinum Award for Excellence.

Ricci Schwarzler and Darren Nicholson began Lake Maintenance with a simple idea. What if there was a privately owned alternative to the big maintenance service providers?
Values are so important to us, we measure ourselves against them.
It’s not about doing what everyone else is doing. So although Lake Maintenance has responsible practices, fair pay for employees and equal opportunities – we do more than that.
We mentor our trade subcontractors. Encourage apprenticeships and indigenous employment. Ask tenants for feedback. Make our directors available to clients – anytime. Innovate. Run initiatives that build local communities, like funding Football Clubs in Tasmania, Perth and Kununurra, and sponsoring awards for excellence and innovation. And then we measure our performance against these values.

Safety is an essential part of the way we work with our people, subcontractors, clients, tenants and communities. We’ll always do everything we can to ensure your safety.
It’s why we complete Risk Assessments, Safe Work Method Statements and detailed property inspections, and why we provide safety inductions for tenants.
It’s why we have a system, developed by SpyderTech, to optimise these processes.
We’re proud that our Quality, Safety and Environmental Management system was a tied finalist in Australia’s Telstra Safety Awards.

That means we document, measure and refine procedures and roles in every corner of our business, and we have dedicated Quality specialists in our team. It means we use field-based technology to conduct 75,000 property inspections. We use field-based technology to conduct property inspections and manage workflows. We apply standards to our work, and we train, support and reward our staff to deliver those standards.
Importantly, it’s a system that runs on innovation: always striving to improve our technology, processes and people to prevent and manage risks.
